The Connecticut Attorneys Title Insurance Company (CATIC) is one of the largest title insurance companies in the nation. It offers services throughout the country, but got its start in Connecticut. CATIC recently celebrated its 60th anniversary and honored the Connecticut law firms who have been CATIC agents for all 60 years, dating back to founding in 1965/66. Loughlin FitzGerald was among the select group of firms recognized this way and were presented with a plaque from CATIC President & CEO, Jim Czapiga, commemorating the occasion and the firm’s decades of experience.

If you’re not familiar with the term, title insurance is an insurance policy you pay for just once as part of buying your home. “Title” is the legal term for your documented right of ownership over the property you buy, made up of each time the property was bought and sold in the past. That clear, unbroken chain—from one owner to the next—is what confirms your legal ownership of the house: the original owner sold to the next owner, who sold to the next one, who sold to the next one, and so on down the line.

Title issues aren’t common, but just one—an unpaid contractor or mortgage, an unresolved boundary dispute, a missing heir of a past owner, or even outright fraud, e.g.—anywhere in the history of your home’s title can pose huge financial risks and burdens if they come to light. Title searches during the closing process usually identify these issues, but nothing is perfect, and title insurance protects against that risk. If you buy your home with a mortgage, you will almost certainly pay for a title insurance policy protecting the bank as part of the closing. What many people may not know, however, is that you can also pay a small one-time premium to get a policy that protects you as well, for as long as you own the home. A home is the largest single thing most people buy in their lives, so we generally advise our clients to get such a policy.
